Geraghty-Gibb Property Management are a locally based company run by local people who provide a Property Management Service to owners wishing to let out their property.
Initial visit to the property to meet with client to ascertain their requirements, discuss various aspects of leasing and to indicate likely level of rent dependent on market conditions. Schedule of property particulars are taken and a schedule prepared.
Marketing your property and viewing arrangements
Details of your property will be circulated to all relocation companies, oil companies and added to our own website and other property portals. We carry out viewings on your behalf at a time convenient with potential tenants.
Sourcing a tenant & reference checking
Terms are negotiated with tenant, clients approval obtained and references sought for tenants.
Preparation of Lease
Lease documents are prepared and lease signed. At least two months before the lease end date the landlord is contacted for further leasing instructions or as soon as notification of termination is received from tenant. The property can be re-advertised one month prior to the termination date. If required we shall issue a Notice to Quit to terminate the lease or draw up extension of lease.
We collect the rent on the date due and our fees are deducted and the remaining balance paid to the landlord within 3 days. A statement of income and expenditure is emailed to the landlord.
A professional inventory is taken at the start and end of the each lease including final reading of electric and gas and these are sent to the current supplier. We also inform the Council Tax office of new tenancy. At tenancy end the inventory re-check is arranged, utilities finalised, damages or deficiencies negotiated through the Tenant Deposit Scheme and sums deducted from the deposit as agreed and balance returned to tenant.
Inspections are carried out on a two to three monthly basis and a report submitted to the landlord.
Repairs and Maintenance
We Instruct any necessary general maintenance and repairs as required and can also project manage any major works such as roofing or communal works required.
